What is included in post-construction cleaning in Dubai?

Post-construction cleaning removes the agreed remaining dust, soil and residues after building or fit-out work so a space can be prepared for handover. The exact scope and duration depend on the site's condition, finishes, access and whether other contractors have completed their work.

A cleaning team should assess the property before promising a fixed completion window. An empty apartment after light decoration is a different project from an occupied commercial space after substantial fit-out. The most useful brief explains what has been done, what remains and who can release the areas for cleaning.

Agree when the site is ready Identify the person responsible for confirming that an area is ready for the cleaning team. Dust-producing work should be finished in the relevant zone, access should be safe and outstanding construction materials should be addressed by the responsible contractor. Cleaning cannot compensate for an unfinished site handover.

If work must happen in phases, define the boundaries. Record which rooms are released and how they will be protected from further construction traffic. A final presentation clean may still be needed after all contractors leave. Make that a planned task rather than an unexpected second visit.

Define the scope room by room A scope may cover accessible surfaces, floors, internal glass, fixtures and agreed cupboard interiors. It should identify exactly which areas are included and how their condition will be checked. Phrases such as floor-to-ceiling are not enough unless height, access and exclusions are explained.

Record who handles leftover materials and bulky debris. Routine removal of cleaning waste is different from transporting construction waste or handling hazardous substances. If the team encounters unknown material or a suspected hazard, the responsible site contact should arrange an appropriate assessment before work continues in that area.

Inspect finishes before choosing methods Obtain care instructions for new flooring, glazing, joinery and coated surfaces. Identify protective films and confirm who is authorized to remove them. Adhesives, paint marks and grout residues can require different treatment; they should not be treated as one generic stain-removal task.

The provider should explain what can reasonably be assessed during a survey and where an inconspicuous test or specialist input is needed. Do not assume that scrapers, abrasive pads or stronger chemicals are suitable for a new surface. The goal is a clean handover that preserves the finish.

What affects the duration? ### Size and layout Area matters, but so do the number of rooms, built-in cabinets, internal glass panels and detailed surfaces. An open floor and a property with many small rooms can need different working sequences. Provide a layout or arrange a survey so the proposal reflects those details.

Condition and remaining work

Fine dust, heavy residues and repeated contractor traffic can change the workload. Show the provider the real current condition rather than only design drawings. If the site is still changing, agree when the final assessment will happen and how any new work will affect the cleaning plan.

Access, equipment and services

Confirm how equipment reaches the site and which utilities are available for the agreed method. Service-lift bookings, loading access and occupied neighbouring spaces can limit the working window. Any specialist access task needs its own assessment and cannot simply be added to a standard booking.

Drying and inspection

Some methods require time before an area can be used or inspected properly. Allow for the relevant completion conditions and a handover with the responsible person. A tight moving schedule should be shared early so the sequence can be planned realistically instead of discovered at the end.

A pre-cleaning checklist – Name the site contact who can release rooms and approve changes. – Confirm that relevant construction work is complete. – List the areas, surfaces and finishes included in the service. – Supply manufacturer care instructions for new materials. – Assign responsibility for debris, protective films and leftover materials. – Agree equipment access, utilities and any storage arrangements. – Identify existing marks, damage or unfinished work before cleaning starts. – Schedule the handover and record outstanding limitations.

Planning a Dubai or Abu Dhabi handover Check the particular building's contractor and move-in procedures. A cleaning appointment, a service-lift reservation and a furniture delivery may compete for the same space. Coordinate them with the property manager and keep one current schedule available to the people who need access.

For a commercial handover, separate cleaning acceptance from technical snagging. A scratch, a leaking fitting or unfinished sealant may remain visible after the surrounding surface is clean. Record such items clearly and pass them to the responsible contractor rather than repeatedly treating them as a cleaning failure.

Inspect the result systematically Walk the property in an agreed sequence with the scope available. Check accessible surfaces and the specific tasks included in the proposal. Record any area that could not be completed and the reason. Agree follow-up work in writing, including what must happen first and who will arrange access.

Frequently asked questions ### Can the team clean while builders are still working? Phased cleaning may be possible when areas are safely separated and released. It requires coordination because further construction activity can undo completed work and create a need for another clean.

Does the service include every paint or adhesive mark?

Removal depends on the material, residue and approved method. The provider should assess the finish and identify limitations before attempting treatment that could damage it.

Can you confirm the duration from photographs?

Photographs can support an initial discussion, but complex sites may need a survey. A reliable plan considers the current condition, task list, access and readiness of the property.
